We are seeking a proactive and highly organised Contract Manager to oversee the end-to-end coordination of a diverse housing portfolio—from property onboarding through to tenant support and stakeholder engagement.
This is a hands-on and dynamic role at the centre of housing operations across Greater Manchester. You will work closely with landlords, local authorities, tenants, and support partners to ensure properties are compliant, well-maintained, and meeting the needs of residents. Key ResponsibilitiesKey Responsibilities
Property Sourcing & Onboarding
Identify and acquire suitable properties for housing schemes.
Oversee onboarding, ensuring standards and compliance requirements are met.
Manage estate records and maintain property budgets.
Property Inspection & Maintenance
Conduct inspections to ensure legal and housing standards compliance.
Coordinate maintenance and turnaround works, managing contractors and approving costs.
Stakeholder Liaison & Pre-Tenancy Coordination
Act as the primary point of contact for councils, landlords, and support services.
Manage pre-tenancy arrangements, tenant placements, and welfare concerns.
Keep stakeholders updated on property status and tenant feedback.
Financial Oversight
Manage and document recharges to landlords for property-related costs, including tenant damage.
Negotiate charge-backs with local authorities.
Reconcile landlord and rent payments with finance teams to ensure month-end accuracy.
Stakeholder Engagement & Negotiation
Attend meetings to discuss rent reviews, tenancy matters, and property issues.
Negotiate financial agreements and review contractual terms.
Tenant Management & Property Handover
Coordinate move-ins and move-outs, including inspections and key handovers.
Provide tenants with welcome packs and orientation.
Maintain accurate onboarding and tenancy records.
RequirementsQualifications and Experience:
•
Minimum of 5 years’ experience in social housing management, including tenancy and income management.
•
Chartered Institute of Housing (CIH) qualification or equivalent, or willingness to work towards is desirable.
•
Knowledge of local authority housing strategies and partnership working.
•
Strong knowledge of housing legislation, welfare reform, and safeguarding.
•
Experience with property management systems and data reporting tools.
•
Excellent communication, interpersonal, and negotiation skills with a range of stakeholders.
•
Strong time management and organisational abilities.
•
Ability to maintain high standards of customer service and operational efficiency.
•
Full UK driving licence.
